    The Asunción rental market is not a single market. It operates in at least four broad tiers, with meaningful gaps between price ranges. Because of those meaningful gaps you can’t compare on price.

    Pricing and amenities differ between:

    Tier 1 - Traditional houses,

    Tier 2 - Older no-amenity apartments and houses,

    Tier 3 - Newer mid-range apartments and houses, and

    Tier 4 - Premium lifestyle-oriented developments.

    ETICO focus on Tier 3 and 4 , with some Tier 2 properties if they are of a good build standard. Price range is between $600 - $1,800 furnished and unfurnished, studios to 3 bedrooms.

    We make expectations clear upfront, respond professionally to maintenance needs, and provide simple guidance on caring for the property so tenants can protect their deposit and enjoy a stable renting experience.

Asunción is entering what may prove to be one of the most important early phases of a property boom and bust cycle. The Asunción rental market is nuanced, and success depends on understanding where real demand sits.

Today, three distinct renter groups are shaping the mid- to higher-tier market: international immigrants and expats, corporate relocators, and local first-home professionals..

Internationals & Expats

Residency applications into Paraguay have surged in the past two years, reflecting growing international interest in the country as a base for investment, business, and relocation. But rising immigration numbers do not automatically translate into stable, long-term tenants for every property.

Many newcomers are highly mobile, tax-conscious, and lifestyle-driven, which means they compare cities, countries, and rental value very carefully before committing. Not every new arrival plans to stay in Asuncion or even Paraguay year-round. Not every tenant will accept premium pricing simply because the landlord is charging that.

If you’re an investor wanting to capture the international rental market you’re not just competing with other investors for renters, you’re competing with beachside properties in Thailand and Vietnam as an example. Internationals have the world as their choice, and they are not loyal to Asuncion Paraguay just yet. Internationally mobile renters can split their year between Paraguay and lower-cost beach destinations in Southeast Asia, so value, flexibility, barrier free entry for renters and fairness, matter more than ever.

Corporate Relocators

Corporate demand is also emerging, but the market remains selective. In late 2025, the service Corporate Stays entered Asunción with more than 150 fully furnished apartments, signaling growing demand from relocating professionals and longer-stay tenants. At the same time, a January 2026 The Paraguay Post suggested that around 30% of units across the capital remain vacant

Short-term rental data shows a similar split market to long term renters. AirROI reports that a typical Asunción Airbnb-style property was only running at around 52% occupancy in early 2026, while Airbtics reported average occupancy of around 69% in the stronger demand months if reasonably priced. That is not especially high for investors seeking strong ROI.

Coming-Of Age First Time Renters 

At the more affordable end of the market, another opportunity is taking shape. Asunción is seeing rapid new apartment construction, but much of it is concentrated in newer mid-range and premium buildings. Meanwhile, demand is growing from younger professionals, first-time renters, and coming-of-age adults seeking quality homes at accessible prices. For many of them, the ideal rental is not a luxury tower with every amenity, but a well-managed home that offers value, convenience, and stability.

Asuncion has two housing realities. In higher-priced corridors, vacancies can remain elevated when pricing is too ambitious or the product does not match tenant expectations. At the more affordable end, there is growing unmet demand from local professionals and younger households.
