Understanding The Asuncion Rental Market

It’s important to understand that the Asunción rental market is not a single market. It operates in at least four broad tiers, with meaningful gaps between price ranges and value for money. Because of those meaningful gaps you can’t compare on price. You need to compare on value of what you get for amount paid.

The below tiers are based on quality and standard of build. All the prices mentioned below are a guideline as at March 2026 and will depend greatly if the place is a studio or has 3 bedrooms or if it’s partially or fully furnished.

Tier 1 - Traditional houses no amenities, older furniture if furnished at all, may need renovating, not normally furnished . Gs. 2,606,407 – 5,212,815 + ($400 - $800 USD).

Tier 2 - Older no-amenity apartments and 2nd tier houses usually mostly unfurnished, Gs. 3,909,611 - 5,864,417 ($600 - $900)

Tier 3 - Newer or well maintained mid-range apartments and houses, may have some amenities. Prices vary a lot in this range depending on which amenities they have and whether partially or fully furnished. Gs. 4,561,213 - 8,470,824 ($700 - $1,300).

Tier 4 - Premium lifestyle-oriented developments with full amenities usually full furnished: co-working space, gym, pool and 24/7 security. Gs. 7,167,620 - 16,290,047 ($1,100 - $2,500+).

ETICO focus on Tier 3 and 4 , with some Tier 2 properties if they are of a good build standard and well maintained. Price range is between $600 - $2,500+ furnished and unfurnished, studios to 3 bedrooms.
